Suburb comparison

Chermside vs Carindale

Two modern Brisbane suburbs, similar roof markets, dramatically different storm exposure.

Quick verdict: The two suburbs have near-identical pricing and similar housing stock, but Chermside took severe October 2025 hail damage (41% claim rate) while Carindale took moderate damage (22%). If you're in Chermside, the repair backlog is the main constraint right now. If you're in Carindale, Class 4 hail-resistant Colorbond on the next re-roof is still the smart move given the suburb's exposure profile.

## The character difference Chermside is a 1950s to 70s grid-pattern suburb that grew up around the original Westfield. Carindale is largely 1990s to 2000s master-planned, built on the eastern side of the city with wider curving streets and a younger shopping centre at its centre. Both are easy to work in from a roofer's perspective. ## Where pricing aligns Both suburbs land in the cheaper half of the Brisbane spectrum. Patch repair $400 to $2,200, full re-roof $18K to $32K, no heritage premium. The reasons are the same in both: wide streets, easy scaffolding access, no DA paperwork, simple roof geometry on most homes. ## Where storm exposure differs sharply Chermside sat in the heart of the worst October 2025 hail band and around 41% of homes filed insurance claims. Carindale was further east and took moderate damage with about 22% claim rate. The practical effect today (mid-2026) is that Chermside roofers are running an 8 to 16-week schedule backlog while Carindale roofers are roughly back to normal scheduling. ## What this means if you're buying Both suburbs are good value for a modern Colorbond re-roof. If you're moving into Chermside, factor in the possibility of latent storm damage on older properties that hasn't yet surfaced. Always have the roof inspected pre-purchase given the suburb's recent history. In Carindale, the same inspection is sensible but the urgency is lower. ## What this means if you're upgrading Either suburb is a good candidate for a tile-to-Colorbond upgrade and for [Class 4 hail-resistant Colorbond Ultra](/glossary#class-4-hail) on the next re-roof. The 10 to 15% premium pays for itself after one major event, and 2025 proved both suburbs are in the path of those events.
