Methodology
Heritage overlay percentage is estimated from Brisbane City Council heritage layer data published on the council planning portal. We checked each suburb's residential lot count against the count of lots inside Traditional Building Character Overlay or Heritage Overlay polygons.
Housing era mix (pre-1946 / post-war / modern) is derived from the QLD valuation roll and supplemented by visual sampling of streetscape data. Categories: pre-1946 = built before WWII; post-war = 1946 to 1989; modern = 1990 onwards.
October 2025 hail zone rates each suburb on a four-level scale (none, minor, moderate, severe) based on the post-event Insurance Council of Australia significant event declaration, BoM radar reconstructions, and aggregated claim rate data from Brisbane Roof Quotes network roofers.
Quote ranges represent typical 2026 Brisbane market rates for the suburb. Patch repair ranges cover single-issue work (one tile, one flashing, one ridge cap). Full re-roof ranges cover complete material replacement on a standard 200-300 sqm Brisbane home. Ranges reflect Brisbane Roof Quotes network observations over the past 12 months. Final price depends on roof size, pitch, access, heritage requirements, and insurance involvement.
